Best way to start investing in real estate?

Im interested in how veterans of real estate investing broke into the market. Ive read too many books and listened to too many seminars that pin your start on deal-of-a-lifetime type purchases and shady accounting.
Do you think its worth buying, improving and selling a home in a short time? Do you think buying and renting is the better way to go? (Renting seems better if prices fall but carrying several mortgages is as scary)
What kind of financing did you use? Down Payment? (Yes/No/How Much?) How much was your initial investment if you were improving the property? Did you take out any loans to cover your improvements?
Im in my mid 20s. I live in the South Shore MA area. I dont pay rent and incur about $400 monthly expenses. I have a good full time job (+50K), some saved money (+10k) and good credit. Im very organized, fairly well educated on the subject (a lot to learn) and i have friends who are listing agents and contractors.
Any feedback/contact would be appreciated

When I ask my wife for things, her first response is ” No” or something that means no. Then some time in the FAR future she will make it happen. The problem is that by the time she finally makes it happen I have given up on it, and have tried to get something else that would make me happy.

Lets say you finish your basement or add a bathroom, this adds value to your house. Taxes are partially based on the value of your home right? How does this work? I live in NY if that helps but in general what happens?

My house is on a concrete slab not a sub floor. I just recently installed laminate wood flooring im installing quarter round trim at the base board my question is how would i attach the trim i cant nail it cause of the concrete I was going to use liquid nail what do you think? I need some advise………
How to repair a severed electrical cord for hot tub?

I was given a used hot tub, but the electrical cord was cut to remove it. So there is no ” plug” at the end of the cord, just a cut end. I assume that the elecritc was wired directly to the hotub, and when they removed it, they just cut the electrical cord.

On a home improvement show -they put paper on a floor and sealed it- it looked like stone – how do you do that

I really want to put it on a countertop. I tried gluing the paper down and putting polyeuerathane over it, but the poly made the paper come unglued. Maybe I need a different adhesive? Anyone try something like this?
