Ill be moving into an older 3 level house soon that needs alot of improvements. But I dont know where to begin. For starters, the home needs: Central heating & A/C, a new driveway and new outdoor stairs, new basement ceiling, carpet throughout, paint throughout, I want to either remove or paint over the wood paneling in the basement, all new appliances, and a whole lot more….Any suggestions on what to tackle first?
What is the best way to add value to our home?
My husband and I bought a two bedroom, one bath Cape Cod home two years ago as our starter home, with the intention of moving on in 3-4 years. We finished our large basement, which I feel has already added significant value to the home. Now we are thinking of selling, and I would like to make one more improvement to the home as a selling point.

Can capital improvement fees be added to my rent for these repairs?
The apartment building I live in is over 40 years old, and the kitchen counter and cabinets are the original. When I moved in there were cracks and nicks in the counter top, but it was in habitable condition. After several earthquakes, the cracks became much larger, and several large chunks of the counter broke off. I told my landlord about it at the time, and his solution was just to glue it back on. The glue has worn out on all the pieces he ” fixed” with it, and counter fell to the floor and shattered. One of the pieces shattered during the night, so when I walked in the kitchen the next morning I cut my foot badly enough to require a stitch. I spoke with my landlord again about it, and he said that they were handing the company over to a management company and asked for me to be patient. Four months and many calls that werent returned and appointments made and broken without so much as a call to explain later, the counter is in even worse shape. We just had an earthquake here that broke off another piece. I filed a complaint with the city housing department since I wasnt getting anywhere with the management company, and they finally sent someone out who said that the counter wasnt repairable and had to be replaced. The owner of the management company then came out and said he was going to have the broken tiles replaced – even if they are completely different colors, and that the other cracks didnt need to be fixed. He said if I wanted a new counter I would be charged capital improvement fees that would make me responsible for half the costs. The handyman hed sent out had estimated the cost to be around $1000 for the job, and the management owner said it would be much more. The thing is, the other units in my building had their counters replaced already with granite ones, and they werent charged any fees, and theyve looked at my counters and have said theirs were not nearly as bad as theirs. Weve all been in the building around the same amount of time. The only difference is I felt bad for the elderly owner of the building and never asked for anything unless it was mandatory, so I didnt push for the counter hard enough.
how hard is it to move a wall, and what do you have to do to move one?
hiya. i am thinking of bidding on a house, but i would want to move a wall. there is a wall that goes from the front wall of the house to a doorway, and the wall is about 3 feet wide. it is perpendicular with the front wall of the house. it is between the livingroom and bedroom. it connects from the front wall to the bedroom doorway. i want keep the wall, but i want to move it about 3 feet farther away from the bedroom, thus making the bedroom a little bigger (giving it a sort of alcove) and the livingroom a little smaller. it is a one floor house and there is no electrical in that wall. how can i tell if i can move it (without the roof falling in), and how hard would it be to move it (or, more likely, knock it down and rebuild 3 feet to the left), and what would the steps be?

this house has no ductwork (no forced hot air, WARM climate), and there is no electricity in this wall. when i was a kid, my dad knocked down the wall between the living room and the garage, so it can be done. so, though i thank you for your response, racedayvynls, i prefer a ” can-do” attitude.:)
